PLAN#5: 'ECO1' is a dramatic and functional Frank Lloyld Wright inspired 2-story 2500 sf art-deco plan that nearly is 95% complete. The planned construction method is either SIP or AAC block walls with steel and SIP roof structure.

This AAC or SIP envelope design plan is also designed for narrow lot of 50' wide or less yet provides 2500 sf of conditioned space + 1000 sf of covered outdoor living.

This plan is also specifically designed to support a home based 'blue collar' business.
A large multi-use front quarters room has its own entrance that is functionally adjacent to the coverage carport and isolated storage closet. This arrangement would be perfect for a plumber, electrician, home inspector, builder or remodeler.

The rear of the home is for relaxation. The second floor master suite has a large covered veranda, while the first floor opens on a the covered deck and open pit barbecue. Extra gas, electric, water, and sanitary drain connections are installed so owner-builder can later add a full outdoor kitchen unto the front carport. This creates fun for business open house parties or birthday celebrations.

Unfortunately this next particularly small 1250 sf plan is not for sale due to development committments with Houston's $99KHouse program. But with approvals of the Architect we can help them create a similar small home plan for you. 

PLAN#4" "E!" is a traditional home design with a tiny footprint. This 2-story 1600sf 3BRoom/2Bth   craftsman style home has a 36'x36' footprint to fit a 40' wide city lot. It was designed with an elevated slab on grade that applies cutting edge small duct High Velocity UFAD HVAC (Under Floor Air Delivery). This approach delivers conditioned air with less energy than the best SEER HVAC on the market. E! is also designed for solar PV & water heating.  E! applies local Aerated Concrete Block and SIP components with of rustic Cedar trim and natural Juniper column materials. The target construction cost range for E! is $85K to $120K.

And this useful 3-story 'GarageCastle'  remains a 'pie-in-the-sky' dream - but it could be plan ready to permit within 2 weeks!
